What We Don't Do
According to Those Who Don't Know
Apparently all we do when selling a property is to put it on our website.
That’s it. Nothing else happens. We put it on a website and wait… oh… and then we get paid.
Well. that’s not actually true but that’s what I was told this week. So in the interests of veracity and with an excess of heavy sarcasm just read the following list of “don’t dos” as “yeah we do that too”.
What we don’t do is get professional photos to show the property and make it stand out online…
What we don’t do is to advise the client on the best way to present the property…
What we don’t do is to write compelling property descriptions that bring people back to the website over and over…
What we don’t do is pay lots of money online for publicity for the property…
What we don’t do is a load of SEO in the background to make sure potential buyers can find the property as 95% of property searches start online…
What we don’t do is suffer the hell of social media to get even more eyeballs on the property…
What we don’t do is put it on a high ranking website for people looking to buy property in Valencia so it becomes visible…
What we don’t do is work with other agencies when acting for the seller to find buyers or to do the opposite when representing the buyer…
What we don’t do is to coordinate to get the Nota Simple and act on or advise the owner on any issues that it will raise in order to sell with clean title…
What we don’t do is to organise getting the energy performance certificate when it is lacking…
What we don’t do is make sure that both parties are clear about what is required by law for the property to be sold with clean title…
What we don’t do is get the best deal for the party we represent at all times…
What we don’t do is advise on the market conditions and pricing to get the best result for the seller…
What we don’t do is send the property out to a curated list of potential clients who are in the market for the specific type of property for sale…
What we don’t do is to contact investors who we know are in the market for buying properties…
What we don’t do is to prepare the property for each visit and conduct many visits before selling the property for other potential buyers for whom in the end the property might not work…
What we don’t do is to channel all enquiries, contacts and calls through ourselves to avoid the owner having to pick up calls that are a waste of time and arrange visits remotely (Usually from abroad)…
What we don’t do is to qualify potential buyers for the property so the owner’s time isn’t wasted and their hopes aren’t raised by someone who cannot hope to buy the property…
What we don’t do is protect the owner from scammers and frauds (Of which there are many)…
What we don’t do is assess financial viability of any offers and advise on those offers…
What we don’t do is negotiate the price, details, timelines, conditions and terms of the sale when making an agreement with both parties…
What we don’t do is coordinate with notaries, mortgage providers where necessary, banks, solicitors, officials in the notary’s office, removal companies when required, storage facilities, surveyors, builders or Uncle Tom Cobley and all…
What we don’t do is final inspection visits, snagging visits, and further visits by the buyer after deposits are paid…
What we don’t do is to organise the changeover of utilities to the new buyer so the previous owner doesn’t have to worry about still receiving charges after sale…
What we don’t do is to make sure there is no money laundering involved in the purchase…
What we don’t do is to offer Power Of Attorney representation for no fee to us to sign for a client so they don’t have to fly over which may be inconvenient for them to sign for the property sale…
What we don’t do is to save the seller the cost of a lawyer by giving the advice required…
What we don’t do is sort out the post sale issues that may come up, sometimes for years after…
What we don’t do is anything of the above. Apparently…
However…
What we do do is to agree everything with clients without contracts, without making them sign exclusives and without any type of pressure selling.
What we do do, and we do it well, is to make all of the above look easy so the badly informed in this world can make snap judgements as to what we don’t do.
